Tucked away in a quiet and secluded corner of Hay-on-Wye, yet only a 5 minute walk to the town center with all its pubs, restaurants, cafes, independent shops and other attractions, as well as fabulous walks along the River Wye.

A warm and cosy lounge overlooking the sunny garden, with a comfy sofa and armchair to sit back and relax in after your busy day out exploring. Flat screen TV with Freesat and DVD player, dining area and fast WiFi access. With the added benefit of the original feature stone fireplace and wonderfully warming gas flame effect log burner, ideal for those chilly winter evenings, as well as a selection of DVD’s, games and books to keep you amused.

Upstairs are two bedrooms, the master bedroom with a wonderful stripped pine wooden floor and super comfy king-size double bed, overlooking the garden. The second bedroom has a full-size single bed. Both bedrooms have plenty of storage space.

The ground floor bright modern bathroom has a large walk-in shower, hand basin, toilet, heated towel rail and wonderfully warming underfloor heating.

The stylish fitted kitchen is fully equipped with an integrated hob, oven & grill, microwave, fridge/freezer, dishwasher and washing machine and plenty of crockery and utensils

Outside the private, enclosed, sunny garden leads down the Dulas Brook where if you watch carefully you might see kingfishers, dunnocks, otters and the odd hedgehog walk by.

Allocated parking is next to the cottage.
