Description
Get off the beaten track and stay on our farm. Whatever you choose to do, help feed the farmyard animals, explore the farm, badger watch at sunset, play a game of snooker, relax in the swimming pool or simply enjoy a good book by the fire, we feel sure you will enjoy a truly relaxing holiday here at Hicks farm.
Orchard House is a delightful five bedroomed barn conversion; originally a cow byre (built about 1717) it has been carefully designed to provide spacious character accommodation with every modern convenience. The house has five bedrooms, one being on the ground floor, sleeping 14. Three bedrooms have en-suites and one has and en-suite cot room too! Throughout the property many original beams and features have been retained and incorporated into the décor, in fact every room has exposed beams.
Rose Cottage was originally a small dwelling built of stone in the early eighteenth century, but has been extended twice (once in the late eighteenth century and then again in the mid twentieth century) to achieve a sizeable three bedroomed property, sleeping 7. Despite these changes the cottage still boasts some unique original features including exposed beams and a complete bread oven!
Orchard House, accommodation for fourteen, has….
- An entrance hall with coat and boot racks.
- A downstairs cloakroom.
- The lounge is comfortably furnished with seating for fourteen. Apart from the leather settees there are two high seated upholstered wing chairs.
- The very large farmhouse kitchen (7m x 5m) doubles as a dining room, where the whole party can dine together. Television and radio/CD player. Feel free to push back the tables and have a dance!
- The downstairs bedroom suite with twin beds (or superking) and en-suite bathroom, has been designed and furnished with the less mobile, including wheelchair users, in mind. Emergency alarms and a hearing loop are fitted in this room. A wall-mounted television, coffee/tea making facilities. An emergency exit leads directly to the car park.
- Hearing loops have been installed in the kitchen, lounge and downstairs bedroom. Each room has a mega loop system with a microphone.
- Ground floor doors are 838mm wide allowing easy access for the less mobile.
- Ground floor light switches and power points are suitably placed for the wheelchair user.
Upstairs you will find:
- The north bedroom suite with a king-size bedstead, en-suite bathroom, en-suite cot room, television, coffee/tea making facilities and sitting area.
” The second and third bedrooms have three and four full-size single beds, respectively, with their own bathroom along the corridor.
- The south bedroom suite with a king-size and a single bedstead, en-suite bathroom, television, coffee/tea making facilities and sitting area.

Upstairs you will find:
- The spacious master bedroom has a double bedstead and an ensuite bathroom. The room has space for a cot.
- The second bedroom is a large room with exposed beams (those over 6ft beware) and three full-size single bedsteads. Again there is space for a cot.
- The third bedroom has full size twin beds.
- The family bathroom.
In addition, for both properties:
- All bedrooms have bedside cabinets and lamps, wardrobes, dressing tables with mirrors.
- All bedrooms are fitted with individual smoke alarms.
- Hairdryers are provided in each bedroom.
- All bathrooms have full-size baths with showers over them, heated towel rails and shaver points.
- The windows are all lockable and stair gates are provided.
- Each lounge has a wood burning stove, television, video and DVD player. We have an extensive personal video/DVD library from which you are welcome to select videos/DVD’s to borrow – a list is provided in each property.
- Both kitchens are superbly appointed including ceramic hob electric cooker, fridges, dishwashers, kettles, microwave, coffee makers, toasters and all the necessary crockery, cutlery and kitchen equipment. The washing machine, tumble drier and freezer are in the kitchen of Orchard House whereas they are in the utility room of Rose Cottage.

- Well fenced gardens, providing safe havens for children and pets. The gardens are laid down primarily to lawn allowing the more active plenty of room for football, cricket or even badminton!
- If you prefer a quiet read in the sun or a glass of wine whilst the barbeque cooks, the patio areas are perfect for you; comfortable garden furniture is available and if you have forgotten to pack a book just choose from one of the bookshelves.
- Mobile phone reception is poor so payphones accepting incoming and outgoing calls are installed.
- Guests should note that their water would be from a treated private supply.
- Highchairs, cots and other baby, toddler paraphernalia are available.
- Adult/child board games/puzzles lending service.
- Parking adjacent to property within the grounds.
All the bed linen, towels & tea towels, electricity, central heating and logs are included in the tariff.

There are no hidden extras!
We also provide you with dishwasher tablets, washing up liquid & other cleaning products, together with an initial supply of toilet rolls and soap.
The Pool Barn leisure facilities are available all year round. The indoor 11m x 5m swimming pool’s water is heated to 30degrees whilst the poolside and dry sitting/viewing area is heated to 32degrees. The upstairs games room has a large pool table, table football and rowing machine, with a home corner for younger visitors

Directions
From Leintwardine: head south towards Leominster. Take the first right-hand turn to Knighton (A4113). Continue on this road 1 mile. Take the second left-hand turn to Lingen & Presteigne. Continue on this road for about 2.5 miles. Take the first right-hand turn Brampton Bryan & Knighton. Almost immediately turn left Willey & Boresford. Continue on this road for about 2.5 miles. You will pass Boresford Farm and then go round a sharp left-hand bend. Continuing on past a cottage on your left, you will find our farm drive on the right marked with a black on white sign Hicks Farm. From Presteigne: enter Presteigne from Mortimer's Cross (B4362) straight over the first roundabout. At the (very) mini-roundabout go right (literally straight on). Follow the road round to the right down Broad Street. Leave Presteigne going over two small stone bridges. Continue on this road for about 4 miles (steep & winding route). Go straight on at the cross-roads (a small red post-box and notice board are on the left). You will find our farm drive about 1 mile from here on the left marked with a black on white sign Hicks Farm.
